What is included in monthly maintenance?

Monthly maintenance dues cover your share of the building’s operating costs, including: property taxes (the largest single expense), salaries and benefits for staff; utilities (including water, heating, cooling and electricity); building insurance; Lincoln Towers Community Association (LTCA) dues (which fund security and upkeep of the shared grounds and amenities across the Lincoln Towers campus, and more.

Are pied-à-terres or second homes allowed?

Yes, the building does not restrict ownership based on usage type. However, subletting is subject to restrictions: no short-term subletting is ever allowed. Subletting is not permitted during the first year of ownership. Shareholders may not sublet their apartment for more than three years out of every five years. Can I have guests stay in my apartment?

Yes. Short-term guests are welcome. If you’re not home, guests can stay for up to one month with Management approval.

Are Airbnb and other short-term rentals allowed?

No. Paying guests are prohibited, even if the owner is present. Violations are subject to legal action.

Is smoking allowed in the building?

One50 is a non-smoking building. Smoking, including e-cigarettes and marijuana, is prohibited in all apartments, common areas, and within 25 feet of the building. Fines may be issued for violations.

Are pets allowed?

One dog (under 75 lbs) per unit is allowed. Pets must be leashed or carried in public areas and are not permitted in the laundry or community rooms. Cats and small animals are also allowed.

Is there a transfer fee (“flip tax”)?

No. While the Board has considered this as a way to fund capital improvements, 75% of shareholders would need to support an amendment to the By-Laws. A recent survey has indicated that a majority of shareholders are opposed to such amendment.

How are trash and recycling handled?

Each floor has a compactor room with clearly labeled bins for trash and recyclables. Compost can be disposed of in bins located in the basement.
